Pune:<\/strong>\u00a0Curated Living Solutions (CLS)<\/strong>,\u00a0a DivyaSree Group company<\/strong>\u00a0and one of India’s leading managed living platforms, today announced the launch of its\u00a0first hospitality-led mixed-use development in Pune<\/strong>, marking the company’s strategic entry into hospitality-focused real estate. The\u00a0\u20b9200 crore development<\/strong>\u00a0includes\u00a0a 200-key hospitality project, premium retail, and branded residences<\/strong>, and is being developed in the\u00a0Koregaon Park Annexe<\/strong>\u00a0corridor in East Pune.<\/p>\n

The project is being jointly developed by\u00a0CLS<\/strong>\u00a0and\u00a0Arista Developers<\/strong>, a Pune-based real estate company with over two decades of experience, and will be professionally operated by\u00a0Alivaa Hotels & Resorts<\/strong>\u00a0under a long-term master lease arrangement.<\/p>\n

The announcement marks another milestone in CLS’s expansion strategy following the successful launch of\u00a0Codename EMI<\/strong>\u00a0in Balewadi, reinforcing the company’s growing presence in Pune’s evolving real estate market.<\/p>\n

Located in\u00a0Mundhwa, adjoining Koregaon Park<\/strong>, the development enjoys connectivity to Kharadi, Magarpatta City, Hadapsar, Kalyani Nagar, Viman Nagar, EON IT Park, World Trade Center Pune and Pune International Airport. Designed to cater to the city’s growing base of business travellers, consultants, expatriates and long-stay corporate guests, the project combines hospitality infrastructure with retail and branded residences within a professionally managed mixed-use ecosystem.<\/p>\n

As part of the launch, CLS also introduced its first-of-its-kind\u00a0Hospitality Investment Plan (HIP)<\/strong>, its proprietary investment framework that seeks to make professionally managed hospitality assets more accessible to investors. Under the HIP model, investors own hospitality units while day-to-day hotel operations, guest services, revenue management, maintenance and brand operations are managed by Alivaa Hotels & Resorts.<\/p>\n

The project follows a\u00a0Build\u2013Sell\u2013Leaseback<\/strong>\u00a0model and is supported by a long-term\u00a029-year master lease<\/strong>, including a\u00a012-year lock-in period<\/strong>, offering investors a professionally managed ownership experience while eliminating operational responsibilities.<\/p>\n

The launch comes at a time when East Pune is witnessing sustained growth in corporate travel, Global Capability Centres (GCCs), IT services, consulting firms and extended-stay business demand. The corridor encompassing Koregaon Park, Kharadi, Magarpatta and Hadapsar has emerged as one of Pune’s strongest hospitality markets, creating demand for professionally managed accommodation and institutional-grade hospitality assets.<\/p>\n
