The inventory has grown at a 23-25% CAGR over the past five years, according to a\u00a0<b>FICCI \u2013 CBRE report\u00a0<i>\u2018Flex-plosion\u2019: India\u2019s Flexible Workspaces Era\u00a0<\/i><\/b>released today during the 3<sup>rd<\/sup>\u00a0edition of FICCI India Flexible Workspace Summit 2026.<\/p>\n<p>The country has emerged as one of the world\u2019s fastest growing large flexible workspace markets, marked by its unparalleled scale, cost-effectiveness, and advancing institutional maturity. Currently, there are over 500 flexible workspace operators in the country with around 2,600 unique centre locations.<\/p>\n<p><b>\u00a0<\/b><\/p>\n<p><b>Dr. Shrikant Patil, Chief Executive Officer, Maharashtra State Innovation Society<\/b>, while releasing the report said that flexible and technology-enabled workspaces are rapidly becoming the backbone of a modern innovation economy. Through our policy initiatives and strong industry partnerships, we aim to position the state as a leading hub for innovation and agile work environments.<\/p>\n<p><b>Mr Anshuman Magazine, Chairman and CEO &#8211; India, South-East Asia, Middle East and Africa, CBRE,<\/b>\u00a0said that flex offices have earned their place as a structural pillar of India&#8217;s office market rather than a supplementary add-on. \u201cFlex is now a core component of how India&#8217;s leading companies plan and manage their real estate portfolios. The enterprise adoption data suggests that occupiers have moved well beyond experimentation. Flex is being integrated into long-term portfolio planning and demand is being shaped by workforce strategy and geographic flexibility. We expect this integration to deepen further through 2026,\u201d he said.<\/p>\n<p><b>Mr Sparsh Khandelwal, Founder &amp; CEO, Stylework,<\/b>\u00a0said that under the umbrella of FICCI India Flexible Workspace Summit, Stylework is supporting the cause of building a future-proof workspace ecosystem focused on intelligence, integration, and real collaboration, eventually leading to office rental consolidation and optimisation for large corporates. The task isn\u2019t just about growing more space but it\u2019s about but taking Flexspace industry to $10 Bn &amp; beyond.<\/p>\n<p>&nbsp;<\/p>\n<p>Further the report highlights that\u00a0<b>Bengaluru is the largest flexible workspace market in India with a total stock of 30-32 mn. sq. ft<\/b>. The market is dominated by occupiers from the IT, technology and software development sector, BFSI, and Business Consulting and Professional Service amongst others.<\/p>\n<p>Bengaluru is followed by Delhi-NCR with a stock of 21-23 mn. sq. ft. and Pune at 13.6-14.6 mn. sq. ft. Like Bengaluru, Delhi-NCR witnesses demand from sectors such as IT, technology and software development, BFSI, and Business Consulting and Professional Services. This was followed by BFSI and E&amp;M at 9-14% each, and Business Consulting and Professional Services at 7-12%.<\/p>\n<p>Moreover,\u00a0<b>global companies account for a majority share of demand<\/b>\u00a0for flex demand. In 2025, 55-60% of the demand came from such occupiers, with domestic companies accounting for the remaining 40-45%.<\/p>\n<p>&nbsp;<\/p>\n<p>The scale-up in flex penetration is also being matched by deeper capital-market participation, with multiple operators securing public listings and meaningful market capitalisation. Public listings and late-stage funding are driving consolidation and strengthening scale as a competitive advantage. As of March 20, 2026,\u00a0<b>the total market capitalisation of listed flex players in India stood at USD ~2-2.2 billion<\/b>.<\/p>\n<p>Going forward, the growing presence of institutional and public capital is expected to shift flex growth towards more disciplined, network-led expansion, enhancing the sector\u2019s long-term stability and reinforcing its role within India\u2019s office market.<\/p>\n<p>&nbsp;<\/p>\n<p>The report also notes that as global capability centres (GCCs) continue to scale in India, their adoption of flexible workspaces is expected to deepen over the medium term, driven by operational models that favour speed, scalability and standardised workplace environments.<\/p>\n<p><b>\u00a0<\/b><b>GCCs may opt for flex spaces as an entry strategy<\/b>\u00a0because the asset-light model could allow them to scale quickly, minimise upfront capital commitments, and test markets with greater flexibility.\u00a0<b>In two years, the share of GCCs maintaining over 10% of their office portfolio in the form of flex workspaces is projected to rise to 48% from the current 22%.<\/b><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Pune (Voice news service):- India&#8217;s flexible office stock crossed the 100 million sq. ft. milestone, with a robust 3X increase in total inventory between 2020 and 2025 to reach 110-114 mn. sq.\u00a0ft.
