Sales data for January-March period of 2024 show buyers in Pune predominantly seek affordable-to mid-range homes priced from Rs 25 lakh to Rs 75 lakh, with apartments being the most preferred housing option. In terms of configuration, 2BHK homes have the highest demand.  

An industrial hub with a flourishing commercial market, Pune has also seen residential property values growing by an average 10% in the past year.

The government’s infrastructure push through operationalisation of new metro stretches (the Civil Court to Swargate underground stretch is expected to start from July), is likely to further boost value appreciation in specific pockets. Overall, Pune remains one of the most affordable mega cities in India, offering great quality of life and high growth potential. 

According to Housing.com’s IRIS Index, a leading indicator of property demand in 42 key Indian cities, Pune currently outpaces other major housing markets like Mumbai, Bengaluru and Hyderabad in terms of online property search volume.
